House shingles
How long should your house shingles last, before you need to replace them?
How can you tell, when it's time to replace them?
When should the insurance say they won't cover them?

Alot depends on how long shingles will last. #1 being quality of said shingles. #2 being attic conditions, if you have a poorly ventilated attic space and lots of heat builds up under the roof you will cook shingles pretty quick.
Snow can cause damage to, if the roof pitch is on the lower side. Water can seap back under the shingles and cause mold issues that will eat the shingles pretty good.
Bad shingles usually start curling up some and get brittle. If you see spots where it looks like the shingles are cracked or breaking, or they are curling, i would look for a new roof.

Shingles have various lives depending on the geographical location of the house. Weather can be a factor. Also depends on the quality of shingles used and the life warranties, such as 15, 20, 25, 30, 40 year shingles.
Usually most are ready for replacement between 15 and 25 years depending upon again, original quality and weather. My wife's father who lived in Tampa Fl, replaced his after 15 years, they were not bad but the heat had made them look ugly. My shingles are 30 year shingles and have been on the house 20 years and are going to need replacement in the next year.
As to your insurance coverage, you need to read your policy. Some policies don't replace the shingles unless the whole house is damaged, while others may replace some or all if damaged by wind or weather. Old age may not be a reason for replacement by insurance.Bob

Being a contractor I can say your insurance company will not pay unless there is damage other than age. That said if you do have damage they will prorate it by age and condition. A lot will depend on your agent too. All above responces are right on. mine are 25 year and been up there 15 and need to replace probably next year or so. Venelation is probably the most important next moss will destroy them by holding moister on and under them. You can avoid the moss with galvinized strips avaliable at your roofing store. There is a formula for how much venting is nessary for how much roof by sq. ft. Now lets get back on the ground and work on some carsCharlie

When I got my house insurance, I got replacement on it, it cost me $100.00 a month for it ($1200.00 a year ). They came out twice and inspected everything when we 1st got the insurance. We had a high wind storm that ripped off shingles and folded them back (tore the metal roof off the school). I had 2 companies give me estimates. I turned them in and they canceled us the day before the adjuster came out to see it. because I didn't clean the algae off the siding (minor) it's has vinyl siding (I say about 85-90% of the houses/buildings has it here) they didn't say I had to do it, the house is 20 years old, with a 10 year old addition on each end and the back half of the shop. more of the newer shingles bent or came off. They want to replace only the bent or broken off shingles.

Overall the shingles look pretty good to me, no discoloration or cracking. I say you have a quite a few more years out of it. Wind will rip a shingle up quick if it`s strong enough, even a small 30-40mph gust will take a loose shingle up. In the colder months they tend to be stiffer than summer when the sun is beating down on them, so if it was colder when the winds came thru that would explain alot.
As far as the slight mold on the siding, that`s just nature! There is no reason for them to give you grief about that other than to be ahole`s.

Another thing most folks do not realize when it comes to high wind damage is that the opposite side usually suffers more than the side taking the direct hit, it`s just like the drag encountered with racing, when the wind whip`s over the roof, it causes a vortex on the back side which can double or triple the winds force. Instead of pushing the surface up, it will pull it right off like a suction cup.

I replaced my roof with metal and it has a 50 year warranty. I will be dead by the time it has to be replaced....LOL

Brad,I guess you guys don't get hail in that part of the country.We had a storm through here Wed.evening and it destroyed most of the roofs in the neighborhood.My friends house had a metal roof and it totaled it.All the composition will need replacement.My house has a tile roof (thank God) and small flat membrane surface,have yet to get it inspected.I have found some tile slivers in the yard ,so I do have some damage.We had hail the size of golf balls and some were like tennis balls.I have pics.but haven't mastered the sizing required by CHR.
